NEW DELHI: The Aga Hall Estate, a high-rise residential project in South Mumbai has announced the appointment of Leighton India as their General Contractor.

Excavation of the site, which commenced in February 2022, is nearing completion and pre-sales have seen strong demand both domestically as well as internationally for NRI’s.

Leighton India is a part of the internationally renowned CIMIC Group, who are headquartered in Australia. CIMIC Group are themselves part of the larger ACS Group, one of the world’s leading construction companies, headquartered in Spain.

Significantly, Leighton India has successfully delivered a range of landmark projects across India including DLF Camelia in Gurugram, IKEA in Hyderabad, and Commercial Offices for Phoenix Group in Hyderabad. Their most recently awarded projects include the Ambani School (DAIIC) in Mumbai and Birla Niyaara (a 72-storey residential project) in Worli, Mumbai.

As General Contractor, Leighton will be accountable for delivery of the entire scope of the project including civil construction, mechanical, electrical & plumbing (MEP), internal and external finishes, and overall site infrastructure, including health & safety and quality control.
Leighton India have committed to complete the project in 48 months and will be on-site during January 2023.

The project consists of two high-rise residential towers – a 45-storey tower to house the current residents of the Estate and a 56-storey tower with a total 387 apartments for sale on the open market. The development is situated on a prime 4.5-acre freehold site in the heart of South Mumbai at Mazgaon. The total built-up area will be approximately 153,700 sqm. Including three basements and five podium levels. There is an emphasis on multi-generational living, with state-of-the-art infrastructure, leisure and lifestyle facilities as well as multiple outdoor spaces and gardens that will deliver an unparalleled living experience.

For architect PG Patki, the challenge was to design a modern space that was anchored in the historical narrative of this site as a place of immense significance to generations of South Mumbaikars. The site design, therefore, incorporates heritage elements such as patterned jalis and uses water and light/shade as key elements. Heritage features such as the 140-year-old Aga Hall Estate entrance gate and fountain have been preserved for reinstallation.

The project has earned EDGE Advanced Certification, a globally recognized initiative by the World Bank Group for green buildings. This certification is reserved for designs that deliver energy savings of at least 45%, water savings of at least 50%, and embodied energy (energy used in project creation) savings of at least 32%. The project is also an IGBC Pre-Certified Platinum-rated building.
