NEW DELHI (INDIA): India’s Urban Development M.Venkaiah Naidu today inaugurated three components of modern social infrastructure under East Kidwai Nagar General Pool Residential Accommodation (GPRA) Redevelopment Project.
Speaking on the occasion, Naidu said “Redevelopment of properties is the way for optimal utilization of scarce land resources in cities and for generating resources required. Zero Waste generation and zero discharge shall be the guiding principle for smart city development. Redevelopment of government colonies in a big way in Delhi reflects central government’s approach to improving quality of life and recasting urban landscape”.
Work on East Kidwai Nagar GPRA Redevelopment Project started in December,2014 and is scheduled for completion in November,2019. However, Shri Naidu today directed National Buildings Construction Corporation (NBCC), the implementing agency to complete it by December, 2018.
Minister of State for Home Kiren Rijiju said “NDMC area is the nerve centre of governance and shows the way to others. I compliment the team led by Shri M.Venkaiah Naidu for path breaking initiatives for urban development”.
The Ministers complimented National Buildings Construction Corporation (NBCC) for building quality infrastructure with in the stipulated time.
Minister of State for Urban Development Shri Rao Inderjit Singh and Secretary(UD) Shri Rajiv Gauba were also present on the occasion.
This new social infrastructure has been built by National Buildings Construction Corporation (NBCC) at a total cost of Rs.114 cr. The components are ; Local Shopping Complex- Rs.73 cr, Senior Secondary School-Rs.34 cr and Banquet Hall-Rs.7 cr.
Shopping Complex has Ground + 2 floors with a Built UP Area of 13,950 sq.meters with 172 shops with modern facilities for shopkeepers and commuters such as WI-FI, cashless sale counters in each shop.
N.P. Senior Secondary School Has Ground + 4 floors with a Built UP Area of 8,143 sq.meters. Modeled as a Smart school, this enables computer aided learning with smart class rooms and laboratories. This has 13 smart class rooms for VI to XII class students, Auditorium, Conference Room, Laboratories with smart features, CCTV cameras in each room, Staff Room on each floor and built on green construction concept.
Banquet Hall Has Ground + 2 floors with a Built Up Area of 1,166 sq.meters for hosting socio-cultural events, is fully air-conditioned.
This entire infrastructure runs on green energy. Grid connected Roof top solar systems on the three buildings generates 250 KW of electricity. 200 KW used for three buildings and the remaining 50 KW transferred to the grid.
Parking, housekeeping and maintenance are completely mechanized and economical, eco-friendly and time saving.
East Kidwai Nagar GPRA Redevelopment Project :
Being implemented by NBCC of the Ministry of Urban Development, Government of India, work on this Rs.5,298 cr Project was started in December,2014 and the entire project is scheduled for completion in November,2019. Entire project cost will be met from the revenue generated from sale of built up area of the project on lease hold basis for 30 years to Government Departments, Ministries and Public Sector Undertakings.
This is a self-sustainable project with supporting social infrastructure, complete in-house solid and liquid waste management facilities, rain water harvesting systems etc. this is a Zero Waste/Zero Discharge project with its own Construction and Demolition Waste Recycling Plant and Sewage Treatment Plant.
Under this project, 4,608 modern dwelling units will be built in place of the 2,444 units, in different categories, for accommodating central government employees. Old houses have become dilapidated with huge repair and maintenance costs and hence, demolished to build new houses enabling better land utilization.
Salient features of this redevelopment project are: 78 residential towers would come up. 33 of these towers would have Ground + 6 floors, 44 G+ 14 towers, 4 office towers including 2 with G+ 10 and another 2 towers with G+4 floors. Use of double glazed units and glazed panels reduces heat induction by 35%, total use of treated recycled water, Zero Waste Policy being adopted from construction phase, Zero sewage with Bio-digester toilets, Zero discharge into sewerage system with two units of 1,500 Kilo Litres per Day capacity Sewage Treatment Plants, no garbage will go out of the colony, conversion of plastic waste into fuel, rain water harvesting systems, solar water heaters and solar street lighting, centralized command control systems for security and services etc.
While New Motibagh Redevelopment Project has already been completed, 7 more GPRA Colonies are being redeveloped on similar lines for building 25,667 dwelling units in place of the old 12,970 units at an estimated total project cost of Rs.32,835 cr., on self-financing basis and with smart features. 8.07 lakh sq.mt of commercial built up area would generate required resources.
The 7 GPRA colonies being redeveloped are at Sarojini Nagar, Netaji Nagar, Nauroji Nagar through NBCC and Kasturba Nagar, Thyagaraj Nagar, Srinivaspuri and Mohammadpur through CPWD.
